What does an Airbnb management company, like us do?

At Ovitzia, we handle what our hosts need us to, whether it’s revenue, online management or a complete 360 takeover. We can manage everything from boosting your property online to the day-to-day running of your short-term rental, including listing creation, pricing optimisation, guest communication, cleaning, maintenance, and reviews. Choose how involved you want us to be.

Who handles guest communication?

If you opt for either our Online Management or Full Management package, guest communication will be handled for you by our in-house customer service teams, including booking enquiries, confirmations, check-in and out instructions and any issue resolution. Our customer service teams are available 24/7.

Do you manage everything, including cleaning and maintenance?

Our Full Management package coordinates cleaning, linen and property maintenance as part of the service. Additional fees will be charged for any required repairs or deep cleans.

How often is the property cleaned?

 

Under our Full Management package, the property is professionally cleaned by specialist Airbnb cleaners after every guest stay. Linen, towels, and consumables are also refreshed and restocked to hotel standards.

Can I still use my property?

You’ll be free to use your property whenever you like. You can block out dates for personal use using our property owner portal app.

How do I track performance?

At Ovitizia, we have our own app that lets you access a dashboard showing occupancy, revenue, bookings, upcoming stays, and more.

What platforms do you list on?

We will list your holiday let on multiple platforms to reach bookers wherever they’re searching, including Airbnb, Booking.com and Vrbo, to name a few.

How involved do I need to be?

With us, you can choose how involved you want to be. With full-service management, you can be completely hands-off. Our lower-tier packages still allow you to handle services like cleaning, maintenance, and check-ins.

Cost and fees

What are your management fees?

We charge from 5% commission. We have three models: Revenue Management at 5%, Online Management at 8%, and Full Management at 12%. Three highly competitively priced models, where you can choose what you need from us.

Can I upgrade or downgrade my package later?

Yes, with Ovitzia, you’ll be free to upgrade or downgrade your package at any time. We want you to find a service that works for you and take advantage of certain services when you need them. Notice periods might apply.

How are your fees structured?

At Ovitzia, we’re fully commission-based. This means we charge a percentage of your booking revenue, rather than a fixed monthly fee. Please note that commission is taken on gross accommodation revenue only. We do not charge commission on security deposits, taxes, refunded bookings or cancellations. Our lower entry pricing (from 5%) means you can avoid paying for services you don’t need.

Do I pay fees if my property isn’t booked?

As our fees are structured on a percentage basis, you typically pay only when your property generates bookings. We only earn when you do.

Are there any additional or hidden fees?

Cleaning is covered by the guest. Initial guest-ready cleans are charged, as are any necessary periodic deep cleans. Any maintenance call-outs or repairs will also incur additional fees. If you also need services like professional photography or restocking, they are charged separately.

How do you price my property?

We’ll use dynamic pricing tools, paired with local market data, seasonality, and demand trends, to adjust your nightly rates in real time across booking platforms, ensuring you’re never underpriced or missing out on higher-revenue opportunities.

How much can I earn from my Airbnb?

While at Ovitizia, all our properties enjoy average occupancies of 90% or higher; earnings will depend on location, property type, and demand. Some areas can command higher nightly rates, while others will perform better with higher occupancy (we’ll do both to maximise annual revenue). One thing is for sure: with us, you’ll keep more of your profits with lower commission rates. Send us your postcode, and we can forecast for you today.

Contracts & flexibility

How long is the contract?

We tend to offer rolling agreements. During onboarding, we will draft a service agreement, which typically means we propose terms agreed on a case-by-case basis rather than a single rigid contract model. We want to develop a relationship that’s flexible and tailored to your needs, so you can set the pace within your budget and choose the level of involvement on your terms.

Is there a notice period to leave?

Most agreements typically require a 30-day notice period.

Can I leave if I’m not happy with the performance?

There’s no tie-in; if you’re unhappy with our service, you’re free to leave.

What happens to future bookings if I leave?

Our contract clearly outlines how future bookings, guest communication, and payouts are handled during exit, ensuring a smooth handover of services.

Do I have control over pricing and decisions?

We typically handle pricing, but you are welcome to set certain boundaries, such as a minimum nightly rate, blocked dates, and personal stays.

Property and set up

How quickly can you get my property live?

Depending on your stage, we can typically get properties live within 5 days. However, in some cases, it can take up to 3 weeks if we need to adjust furnishings, photos or your listing.

Do I need to furnish my property?

Your short-term rental will need to be fully furnished and guest-ready. However, we do offer an interior decorating service should you need help furnishing your holiday home to maximise its appeal and boost bookings.

Who owns my Airbnb listing and reviews?

Ownership terms are typically outlined and agreed upon in the service agreement. However, we typically create a listing through our own profile, so you can enjoy a higher level of reputation and the statuses we have, for example, Superhost and 9 years of hosting experience.

Who approves maintenance costs?

Typically, you approve larger expenses, while smaller fixes may be handled automatically within agreed limits.

Compliance questions

Do I need permission to run an Airbnb?

In some UK locations, you’ll require planning permission or licences, or face restrictions such as London’s 90-day rule. As your short-let partner, we can help guide you through regulations you might face in your area.

What safety requirements do I need to meet?

We ensure your property meets all essential safety standards before going live. Most properties must have:

  • Smoke and carbon monoxide alarms
  • Safe electrical and gas systems
  • Fire safety measures (e.g. extinguishers, escape routes)
  • Clear guest instructions
Do I need insurance for a holiday let?

Standard home insurance is not enough; you’ll require specialist short-term rental or holiday let insurance, and we can help advise on suitable cover.

Are there licensing requirements?

Some areas (such as Scotland) require a Short-Term Let (STL) licence, while others may introduce registration schemes. We’ll guide you through any licensing or registration needed.

Do I need to pay tax on Airbnb income?

Yes, income from short-term rentals is taxable, and you will need to manage it with our support. You may benefit from schemes such as the Rent-a-Room allowance or the Furnished Holiday Let (FHL) tax advantages (subject to eligibility). We recommend speaking with an accountant for tailored advice.

What happens if regulations change?

Regulations in the UK are evolving, with new rules planned. We stay up to date with regulation changes and adapt your listing and operations accordingly. We’ll also let you know if there’s anything you need to do on your side to remain operational and compliant.

Will you handle guest identification and legal requirements?

Yes, we ensure bookings meet platform requirements and can implement additional checks where necessary to protect your property.
