How do I get paid?

Built around operational clarity and transparent accounting, this structure ensures that all guest revenue is deposited into a dedicated, segregated client account, operated separately from Ovitzia’s business funds.

At the end of each month, landlords receive a detailed owner statement showing booking revenue, operational costs, cleaning and maintenance expenses, additional expenditure, management commission and the net owner payout.

Once operational costs and agreed fees are deducted, the remaining balance is transferred directly to the landlord, with every operational and financial movement clearly recorded and reportable.

Is this fully hands-off?

Yes. This package is designed for owners who want minimal day-to-day operational involvement while maintaining visibility over the performance of the property.

What is the difference between Always On and Fully Managed?

Always On focuses on online performance, pricing, listings and guest communication, while Fully Managed also includes cleaning coordination, maintenance coordination, operational oversight, full management workflows, owner financial reporting and client account administration.

Do you physically attend the property?

We coordinate and manage operations, but we are not an in-house maintenance company. Physical interventions such as cleaning, maintenance, repairs and inspections are coordinated through cleaners, contractors, maintenance providers or operational partners.

How are guest communications handled?

We manage booking enquiries, guest messaging, check-in communication, stay support, operational communication, review responses, and issue coordination and escalation, with guest communication monitored continuously across Airbnb and major booking platforms.

How are cleaning operations managed?

We coordinate turnover scheduling, housekeeping communication, linen coordination, operational timing, and guest readiness, with cleaning fees normally charged directly to the guest through the booking platforms.

How are maintenance issues handled?

We coordinate and escalate maintenance issues through the appropriate operational providers or contractors. Where approval is required for expenditure or interventions, the owner is informed accordingly.

Do you manage pricing as part of this package?

Yes, Fully Managed includes dynamic pricing, occupancy optimisation, listing management, visibility strategy, booking pace management, and revenue optimisation.

Do you provide owner reporting?

Yes, landlords receive detailed monthly reporting showing booking revenue, operational costs, management fees, additional expenditure, and owner payout balances.

Do you charge commission on existing bookings?

No. Commission only applies to reservations generated after onboarding.

How is the commission calculated?

The commission is calculated on net booking revenue, excluding platform fees.

Do I need to change my Airbnb account?

No. The property remains under your ownership and control. We simply connect to the existing setup and manage the operational structure around it.

How quickly can we get started?

Most properties are operational within a few days. The onboarding process is intentionally designed to be operationally efficient and straightforward.

What do you need from me during onboarding?

Typically, we need platform or PMS access, operational procedures, contractor or cleaner details, property information, expenditure approval preferences, and details of the existing operational setup.

Is there a minimum contract term?

No long-term lock-ins. The service operates with one month’s notice, providing flexibility without lengthy contractual commitments. Reservations already confirmed and present in the calendar at the date notice is served remain subject to the agreed commission structure until completion.

Is there a setup fee?

For Fully Managed properties, an operational setup fee may apply depending on the property size, operational complexity, number of units, existing setup quality and onboarding requirements. The setup process may include listing optimisation and configuration, operational workflow setup, cleaning and maintenance coordination, communication structure setup, supplier and contractor integration, onboarding into the management infrastructure and financial administration setup. Any applicable setup fee is discussed transparently before onboarding begins, and in many cases, particularly for straightforward or well-structured properties, setup fees may be reduced or waived entirely.

Is this suitable for overseas owners or investors?

Yes, the package is particularly suitable for overseas owners, investors, multi-unit portfolios, and landlords seeking a fully managed operational structure.

Can I leave the service easily if it’s not the right fit?

Yes. There are no long-term lock-ins or restrictive exit structures. One month’s notice is required if you wish to leave the service.
